Also, Freddie Mac noted there may be “”some volatility in the short-term”” resulting from uncertainty surrounding fiscal policies, such as the debt ceiling and the Federal Reserve’s tapering of its MBS purchases. The overall good news for the housing market translates to good news for the broader economy, according to Freddie Mac. The rise in housing starts should translate to 700,000 new jobs, according to economists at Freddie Mac. These new jobs will help bring the unemployment rate below 7 percent “”perhaps by mid-2014,”” Freddie Mac stated. The report determined that borrowers can benefit from electronic closings when wrapping up their mortgage closing process, the last step before consumers are contractually obligated to their loan.“While technology alone will not address all consumer concerns in the closing process, our study showed that eClosings do offer the potential to make the process less complex,” said Richard Cordray, CFPB director. “We expect this pilot project and its findings to help inform further innovation that will be a win-win for consumers and industry alike.”The CFPB conducted this new study of seven lenders and consumers who closed loans with these lenders following their April 2014 research that identified the major pain points within the closing process. This 2014 study found that consumers felt like they did not have enough time to review the documents, felt overwhelmed by the stack of complex paperwork, and complained about finding errors in the documents.According to the CFPB, eClosings were chosen as a solution to address some of these pain points. Electronic mortgage closings rely on technology for borrowers to view and sign closing documents. This could mean faster delivery of the documents and embedded links to help consumers understand specific terms as they come across them.The CFPB pointed out that although eClosings are happening in the market today, many companies are not adopting this practice. The CFPB believes that the eClosing process has “the potential to give consumers more time to review closing documents while also providing them with educational tools that can help them navigate the closing process more successfully.””Closing on a mortgage remains one of the most significant, yet stressful, times in the lives of consumers,” Director Cordray said. “However, this report offers promise that technology could be an important tool to break down a complex process into one that is easier to understand. We know that much work and further study lies ahead. We envision a world where most of the mortgage transaction is facilitated by technology, and where consumers have adequate time to review documents and access tools to help them break down the complexity of the process.”The CFPB’s eClosing study released today is the latest component of the CFPB’s “Know Before You Owe” mortgage initiative, which is designed to improve the home-buying experience for consumers and will take effect October 3, 2015.  The new regulation implements the use of two less complex documents: the Loan Estimate and Closing Disclosure forms. In one comparison, it shows the percentage of vacant homes in each region, if you are wondering how your area stacks up here are a few insights. In the South, the homeowner vacancy rate was higher than the Midwest, at 1.7 percent compared to 1.3 percent respectively. While the West had a rate of 1.2 percent, it was not measurably different from the Northeast which was 1.5 percent. This is because of the numbers evening out due to the rate in the Northeast being higher than the West, while rates in the Midwest and West were not statistically different from each other. In comparison to the end of  2017, the homeowner vacancy rate in the Northeast was lower, while rates in the Midwest, South, and West were statistically the same. National vacancy rates dropped slightly from 1.6 percent to 1.5 percent, while the homeownership rate of 64.8 percent was essentially unchanged. Because research has shown it to be relevant, the report also factors in seasonally adjusted homeownership, but when adjusted for seasonal variation, the fourth quarter 2018 was not statistically different from the rate in the fourth quarter of 2017 or the rate in the third quarter 2018.“Middle-aged households saw the biggest gain in homeownership from a year ago, with the share increasing from 58.9 percent to 61.1 percent for those aged 35 to 44,” said Danielle Hale, Chief Economist at Realtor.com. “Smaller increases were measured among all other age groups except the over 65 age group. An increasing homeownership rate despite rising home prices and interest rates reflects strong demand from households for ownership and persistence despite affordability challenges.”Overall at the end of the year, the homeownership rate was highest in the Midwest at 69.3 percent, followed by the South with 66 percent, and the rates in the Northeast and the West were not measurably different from each other. How did family income influence homeownership rates? The report shows that households with family income greater than or equal to the median family income 78.9 percent was higher than last year’s 78.2 percent, while the rate for households with family income less than the median was no different from the fourth quarter 2017. On Tuesday, the concern was addressed.The team traded a 2018 conditional sixth-round pick to the New Orleans Saints for running back and 2013 MVP Adrian Peterson. Granted, the Cardinals will not be getting that MVP-caliber player of years past, but it could be a short-lived fix for the running game. Derrick Hall satisfied with D-backs’ buying and selling ESPN’s Bill Barnwell characterized the deal as a low-risk desperation move for the Cardinals that filled a hole on the team.The Cardinals obviously have a need for a primary running back after David Johnson dislocated his wrist in the season opener. The trade for Peterson might suggest that Arizona isn’t optimistic about Johnson’s chances of returning this season, despite the fact that Johnson is eligible to return from injured reserve in mid-November. Coach Bruce Arians has suggested the Cardinals are hoping to get Johnson back in the lineup by Christmas, which would be good for only the final two games of the season.The Cardinals have the oldest group of 22 starters in the league, and before heading into this season they already had eight starters over the age of 30. Peterson is 32.Arizona made the move being behind two 3-2 teams in their division with the Seattle Seahawks and Los Angeles Rams. In addition, the remaining 11 games feature only four teams below .500 and four games against those two division foes.Despite all of that, Barnwell believes the team is not ready to mail in the season.The trade for Peterson suggests the Cardinals aren’t giving up, which shouldn’t be a surprise. This is a veteran team built to try to win during the final moments in the careers of arguably the three most important people in the organization. Larry Fitzgerald is a free agent after the season and reports have suggested 2017 will be his last year. Palmer turns 38 in December and will consider his future after this season. The 65-year-old Arians fought kidney cancer last year. The Cardinals are staring down a rebuild that might be only months away from beginning. They can’t afford to treat this like a lost season.Through the first five weeks of the season, it has already looked that way for the Cardinals, starting 2-3 and only registering two wins in overtime efforts to losing teams. Arizona lost its most vital player on offense in running back David Johnson and have been dealt a couple key losses in pass-rushing linebacker Markus Golden and offensive guard Mike Iupati. After an embarrassing 34-7 loss to the Philadelphia Eagles on Sunday, the Cardinals knew they had to shake things up and provide a spark.Barnwell agrees with the decision.Paying a little more than $700,000 and giving up a late pick for a player whose upside might still be as a league-average starting running back isn’t much at all. Peterson might be able to both improve the Arizona running game and spark a Cardinals play-action passing attack that ranks 29th in passer rating through five weeks.
